Iris tells Vivien that Dennis betrayed her. Dennis arrives at the Club to talk to Paige. Justin tells Ashley he is going out the ranch to see Barrett. Iris tells Vivien of her deal with Dennis and how he backed out and she knows something is wrong with him. Dennis and Paige talk and Dennis is happy to hear that she does trust him. Ashley accuses Justin of putting the wedding off when he suggests a Valentine's Day wedding but he tells her he just wants to concentrate on their home first. Grant tells Iris he should move out since they don't agree on Ryan but she wants him to stay. Lacy arrives at the stables to see Jeb. Barrett tells Kate he loves Ginny more than ever. Grant tells Dennis he is concerned about his mother acting irrational and Dennis tells him to get used to it with her. Lacy tells Jeb that her dad is overprotective and then Jeb asks her out on date. Iris calls Ashley and tells her she needs to see Justin as soon as possible. Barrett tells Justin he wants Ginny back bad enough to sell his share of the ranch. Dennis tells Grant he never had any intention of ousting Ryan. Lacy gets Jeb to agree to let her pick him up for their date. Barrett signs the paperwork for this share of the ranch and then tells Justin he better not double cross him and drill on more than the 5 acres. Justin tells Barrett he won't and that Ryan will be wiped out before he and Ginny can exchange their wedding vows. Dennis arrives at Peter's to discuss Paige. Ashley tells Iris that she doesn't think Justin wants to marry her anymore. Justin tells Kate that Barrett has sold his share of the ranch to him. Dennis tells Peter he wants to meet one of the producers that Paige was set up with in Hollywood. Ashley tells Iris that she thinks Justin's putting off wedding plans because of Reena. Kate confronts Barrett about his selling the ranch and tells him she was all he had left and now he doesn't have her support either. Iris and Justin decide to talk to Dennis about getting Justin appointed to the board of World Oil.
